The Design
This Sutherland Shire Granny Flat is based on The Grant Design which you can further customise HERE.
Internal Features
This Sutherland granny flat design, called the ‘The Grant’, has an open plan living, kitchen and dining room. The unique aspect of this design is:
1. The bedrooms are completely separated between the open plan living area. This is great for families with toddlers
2. The design allows for the addition of a second bathroom and separate laundry.
3.The bedrooms are quite spacious.
Site Issues
This Sutherland Shire property had a few issues to be resolved as follows:
1. The site sloped to the rear, so we designed a new drainage dispersion pit. This received water from the roof and into a new slimline rainwater tank.
2. The site was quite steep, so we had to excavate and install new retaining walls. The option to raise the granny flat on piers was abandoned once we realised that the side setback would be negatively affected. See explanation HERE.
3. The Sewer Mains (Board’s Sewer) runs through the middle of the rear yard, so concrete encasement of the sewer line had to be organised. You can read about how to fix sewer lines in back yards HERE.
Site Costs
The prices associated with each of the three issues were approximately:
1. $2,500 for a new drainage dispersion pit.
2. $1,500 for new retaining walls
3. $7,500 for concrete encasement of the sewer mains.
Of course, we reported these issues to our client at the very onset of her proposal. The issues were specifically highlighted and the costs listed. This allowed Kerry to know all of the site costs up front so she could calculate her budget objectives.
